A single engineer handles the site visit, the analysis, and the report. There's no team the work gets passed down to, and no template filling in the gaps.

Daniel spent 25 years in facilities and asset management before going independent, most of it responsible for what buildings cost their owners to operate over the long term. He now takes a limited number of assessments and inspections directly.

Facility condition assessments (FCA)

Condition of building systems, remaining useful life, and long-term capital planning. The FCA is the basis for the maintenance log book and the reserve fund study. For property managers, condo boards, and institutional owners.

Pre-purchase home inspections

A thorough visual inspection of the property and its systems, with a written report. Inspections in compliance with the BNQ 3009-500 standard.

Credentials
Portrait of Daniel Vander Veen, professional engineer

I started as a mechanical engineer and spent most of my career on the owner's side, running asset management for large portfolios. The work was mostly answering one question: what condition is this building in, and what should be done about it.

I now work independently with portfolio owners who want their reserve fund studies to be an active tool driving strategic capital investment decisions. Clients deal with me directly, from the first call through to the report.
